Exterior & Site​

• New siding installed (Monarch), with trim renewed on both house and garage.
• North deck newly constructed, south deck rebuilt, all stairs renewed. Concealed screw system by CAMO.
• Timber pergola built to match the revised exterior geometry.
• New front canopy and vertical louvre screen.
• Fencing rebuilt and realigned for consistency.
• Slatted timber gates constructed on both sides of the property.
• Landscaping and pathways revised for clearer circulation.
• Drainage corrections carried out throughout, including Gentek gutter guards.
Kitchen overview

• Upper cabinets intentionally removed to eliminate shadows, dark pockets, and visual weight.
• Lighting strategy simplified by freeing the walls — no need for extra fixtures to counter overhead cabinet shadows.
• Layout designed around clean sightlines and uninterrupted geometry.
• All cabinetry built from birch plywood for structural stability and long-term performance.
• Blum Legrabox runners used throughout for precise motion and durability.
• Rev-A-Shelf systems integrated to maximise internal organisation without cluttering the design.
• Corian selected for its seamless look, repairability, and quiet, modern presence.
• Traditional range removed to avoid bulky massing and heat concentration; cooktop chosen to keep surfaces visually open.
• Countertop oven selected for efficiency, flexibility, and to maintain the clean horizontal lines of the kitchen.
• Ventilation, electrical layout, and cabinetry depth adjusted to support the new appliance concept.
• Overall goal: a kitchen with balanced light, clear geometry, and long-life hardware — not a showroom composition, but a working, intelligent space.

Interior: Full Scope of Work​
​
General Interior Improvements
• Entire house stripped of popcorn ceilings and refinished to a smooth, modern surface.
• All walls repaired and repainted for consistency and clean geometry.
• New baseboards, casing, and trim installed throughout.
• All interior doors replaced with custom units, including units for Bathrooms and Pantry doors that are sliding and tall-profile designs by KN Krowder and HAWA.
• Electrical switches replaced with dimmable units for unified lighting control by Lutron Maestro.
• All bathrooms have integrated motion detection and dimmable light control by Lutron
• Full illumination upgrades across all levels to LED.

Main-Floor Bathrooms
• Complete tear-out of all fixtures, tile, and old substrates.
• New Schluter-KERDI waterproofing systems installed.
• New modern tubs, faucets, and plumbing trims.
• Custom vanities constructed to match design and accomodate storage.
• Countertops fabricated and installed based on room design to match the mood of the room.
• Tile replaced with large-format, clean-line layouts.
• Complete fixture upgrades.
• Note that main floor bathroom are walk-in to eliminate tripping hazard and compensate knees conditions.

Basement Transformation (Level-A5)
• Space was originally unfinished — fully framed, wired, insulated, and built from scratch.
• Full bathroom constructed with KERDI waterproofing, tub installation, and custom tile work.
• New laminate flooring installed across the entire level. • Dricore Subfloor membrane panels installed in the entire level.
• Custom sliding door system framed and built.
• Columns refinished; lighting and ventilation updated.
• New layout established for circulation and function.

Windows and Doors​
​
• Majority of windows replaced with Lux triple-pane insulated units; two main-floor and five basement windows remain replacement CO-OP builds.
• Custom Lux entrance door installed, fitted with tempered glass and a bronze-tint sidelight.
• Lux full-glass door with integrated blinds added at the kitchen entrance.
• Schlage Latitude lock system fitted at both front and rear entrances.
• All exterior seals and flashings renewed during the siding replacement.
